What forms do I need to have as an owner builder?
2 Comments · Posted by admin in owner builder
I am building my own house and I am wondering what standard forms I should have? Such as a form for sub-contractors and any helpers sign so that I have no liability incase of injuries. Or a form that a sub contractor signs that states they release any future mechanics liens after payment?
Start out by going to the planning department in your city. I hope that you are not planning on building in California. Each county has their special requirements on top of the standard guidelines. They will take you through the mill with this paper and that paper before they will sign off on any thing.
The link below is for the state of Texas.

Any reputable contractor / subcontractor should have forms already which protect themselves as well as you. Before signing ANYTHING, have an attorney check it out for you. It may be a small additional fee but will be well worth it in the long run.
